What this site is
A set of educational calculators. They apply published methods — a comparable-sales analysis, a rental return model, the NEC 220.83 optional calculation for an existing dwelling unit — to figures you supply, and explain what those methods mean.
What it is not
It is not tax advice, legal advice, appraisal, property tax consulting, architectural or planning advice, engineering, or electrical design. Nothing here creates a professional relationship of any kind, and no result should be treated as a statement of what your assessor will accept, what your city will permit, or what your inspector will pass.
Electrical work in particular
The panel calculator is a planning tool and nothing more. Electrical work is life-safety work. The National Electrical Code is adopted in different editions by different states and is frequently amended locally, nameplate ratings must be read off the equipment rather than assumed, and the authority having jurisdiction decides what is acceptable in your case. Have a licensed electrician verify any figure from this site before it is acted on, and do not perform work on a panel or service yourself unless you are qualified and permitted to.
Accuracy
The calculations are performed carefully and the methods are published so you can check them. Even so, results depend entirely on the figures you enter and on defaults that may not match your jurisdiction, your policy, your quote or your equipment. Statutes, code editions, fee schedules and deadlines change. No warranty is given that any result is accurate, complete, current or suitable for your situation.

To the fullest extent permitted by law, we accept no liability for any loss arising from use of this site or reliance on its output — including any decision to file or not file an appeal, to build or not build, or to install or not install electrical equipment.
Fair use
Use the calculators as much as you like, for yourself or with clients. Do not scrape the site at volume, republish it as your own, or present its output as a professional assessment, appraisal or engineering calculation you have performed.
